Every Place Water Shows Up in Your AC, and Which Ones Are Normal

The short version

Water from an air conditioner is not a warning sign by itself. It is condensation the system pulls out of Southwest Florida's humid air every time it runs, and it is supposed to travel a specific path: off the evaporator coil, into a drain pan, down a condensate line, sometimes through a pump, guarded by a float switch, then out to a spot outside the house where a drip is normal. This guide maps that whole path, indoors and outdoors, so a puddle, a drip, or a stain becomes a location you can identify instead of a mystery, and shows which of those locations call for a technician.

Water Is Not a Symptom, It's the Job Working

Run an air conditioner in Southwest Florida and it does two jobs at once. It cools the air, and it wrings the humidity out of it. That second job produces real water, several gallons of it on a hot, sticky day, and every drop has to go somewhere. Water is not a sign your AC is broken. It is a sign your AC is working.

The trouble is that most homeowners only think about that water once, the day they find some of it where it doesn't belong. By then it's hard to tell a normal drip from a warning sign, because nobody ever mapped out where the normal drips are supposed to be in the first place. That's really what this guide is: a map. Follow it from the coil where the water first forms, through the equipment built to carry it away, to the handful of spots that have nothing to do with that path at all.

Southwest Florida makes this whole system work harder than it would almost anywhere else in the country. The air here carries more moisture for more months of the year, so the coil condenses more water, the drain line carries more volume, and every part in this chain gets more use. None of that is a design flaw. It's just what cooling a humid climate actually involves.

Where It Starts: The Coil and the Drain Pan

Indoors, the whole story starts at the evaporator coil, the cold coil your air handler's blower pushes house air across on every cooling cycle. Humid air hits that cold metal, and the same thing happens that happens on a cold glass of tea left on a porch table: water condenses right out of the air and beads up. On the coil, that water doesn't just sit there. It runs off the fins and drips down into a shallow catch basin mounted directly underneath, built for exactly that purpose.

Most Southwest Florida installations actually use two of these basins: a primary pan that catches the everyday drip right under the coil, and a second, larger pan under the entire air handler as a backup, so a leak the first pan can't hold still lands somewhere safe instead of soaking a ceiling or a closet floor below. The drain pan under your air handler is about as simple as AC equipment gets, no motor, no electronics, just a shaped piece of metal or plastic. Simple doesn't mean unimportant. It's the first checkpoint in the entire water story, and a cracked or overwhelmed pan is one of the more common reasons water ends up somewhere it was never supposed to go.

The Path Out: The Condensate Drain Line

From the drain pan, that water needs an exit, and the exit is a thin PVC pipe called the condensate drain line. It runs from the pan, often through a wall cavity or a chase, out to a termination point somewhere outside the house. On paper, gravity does all the work and nothing ever needs to be plugged in. In practice, that line is narrow, it rarely gets a chance to fully dry out, and Southwest Florida's warmth and humidity are close to ideal conditions for algae and biofilm to build up along its inside walls.

A slow buildup like that is ordinary wear, not a defect, which is why the condensate drain line is worth checking on a schedule instead of only after it clogs. Left alone long enough, buildup narrows the pipe until water starts backing up instead of draining forward, and everything downstream of that clog starts looking for another way out, usually the drain pan, sometimes the float switch, occasionally the ceiling below the air handler. A line that's flushed periodically almost never gets the chance to cause any of that.

When Gravity Needs Help: The Condensate Pump

Gravity only works when a drain line can run downhill the entire way to a safe termination point, and plenty of Southwest Florida setups can't manage that. A closet air handler with no floor drain nearby, a slab home where the line would have to run uphill to get outside, a condo unit stacked several floors above anywhere a pipe could actually daylight: these are common enough situations that a different solution exists specifically for them, a small electric condensate pump.

It collects water in a small reservoir, and once the level reaches a set point, a built-in switch kicks the pump on and pushes that water uphill or sideways to wherever it can actually drain. A condensate pump is a mechanical part with a motor, a float, and moving parts of its own, which means it's also one more thing in the chain that can eventually fail. A pump that starts running constantly, grinding, gurgling, or cycling without actually clearing water from its reservoir is telling you it's wearing out before it quits altogether.

The Safety Net: The Float Switch

Every setup on this list, gravity line or pump, gets the same backup: a float switch. It's a small sensor sitting in the drain pan or right inside the line, and it does exactly one job. If water ever rises higher than it should, the float switch trips and cuts power to the system before that water reaches your ceiling, your floor, or a nearby closet.

That shutoff can feel like a malfunction when it happens on a Sunday afternoon with the house heating up, but it's the opposite of one. A tripped float switch means the safety device caught a problem before it reached your floor. The switch itself is almost never the actual problem, it's a messenger, and what it's usually reporting is a clogged drain line somewhere upstream that finally backed water up far enough to trip it. Reset the system without addressing that line and the same switch will likely trip again within days, because the underlying blockage never went anywhere.

Outside the House: What's Supposed to Drip

Follow that drain line all the way to where it exits the house and you'll usually find it dripping, sometimes steadily, sometimes running in a thin stream during the hottest, most humid stretch of a summer afternoon. That's the system doing exactly what it's built to do, and the amount tends to track the weather almost exactly: more on a sticky, hard-running day, less on a mild or dry one, none at all on a day the system barely cycles.

Water dripping from the pipe outside your AC is one of the most normal sights in Southwest Florida cooling, but which pipe matters. A lower pipe near the outdoor unit or the foundation is almost always the primary line, and it's supposed to drip. A second pipe mounted higher on the wall is typically a backup line that should stay dry under normal conditions, so water running from that one is worth paying attention to rather than shrugging off.

Inside the House: Water That Means Something Broke

Water showing up anywhere inside the house tells a different story than water outside. A stain spreading across a ceiling below an attic air handler, a puddle at the base of a closet unit, or dampness around the equipment itself all mean the path described above has broken down somewhere along the way. An AC leaking water inside the house generally comes down to one of a short list of causes: a clogged drain line, a cracked or overwhelmed pan, a failed condensate pump, or a dirty filter that let the coil ice over and then thaw all at once.

That last cause is worth its own mention, because a coil that's frozen over looks nothing like a water problem until it starts thawing, and then it looks like a flood all at once. If the system feels like it's freezing up or struggling, switch your thermostat to off, not just up, to protect it while you sort out what's going on, rather than letting it keep running against ice that's only going to melt into more water than the pan was built to catch.

The One That Isn't Condensate at All

Not everything that looks like an AC leak traces back to this path at all. Water beading on the outside of ductwork, or dripping from a vent, is usually a completely different mechanism: ordinary condensation forming where cold supply air inside the duct meets hot, humid attic air outside it, the same way a cold glass sweats on a humid porch. Water inside your ductwork or at a vent tends to track how hard the system has been running lately and fade on milder days, which is one useful way to tell it apart from a genuine leak.

Every stop on this map, the pan, the line, the pump, the switch, has the same thing in common: a technician looking at it before it fails does more good than any homeowner fix after it already has.
