The Homeowner's AC Troubleshooting Guide: What to Check Before You Call

Most AC problems fall into one of a few symptom families: no power, running but not cooling, cycling too fast or not stopping, uneven cooling room to room, water somewhere it shouldn't be, or a noise or smell that changes the rules. Each family has one or two safe checks a homeowner can make: the filter, the breaker, a thermostat setting, a drain line flush. Past that point, the fix lives inside a sealed cabinet or a pressurized line, and that's licensed technician territory. This guide matches your symptom to its family and marks where DIY stops and a call starts.

Match the Symptom Before You Reach for a Screwdriver

AC problems feel scarier than they need to because the system lives inside a sealed cabinet most people never open. Almost every symptom actually sorts into one of a handful of families, and knowing the family tells you what's worth checking yourself and what isn't: no power at all, cooling unevenly, a leak, a noise, a smell, each calling for its own first move.

Every family below ends at roughly the same line. Filters, thermostat settings and batteries, one breaker reset, a gentle rinse around the outdoor unit, and a condensate drain flush are fair game for a homeowner. Opening a panel, testing a capacitor, connecting refrigerant gauges, or tracing wiring is not, in any family. That boundary isn't about keeping homeowners in the dark; some of what sits behind it holds a charge or lives under pressure, and guessing wrong there costs more than the call would have.

This isn't a repair manual, and it won't diagnose your exact system. Think of it as a map: find your symptom below, run the two safe checks, and know precisely where the road ends and a technician's job begins.

No Power at All, or Power Going Nowhere

Start with what has power. If the thermostat screen is dark, check its batteries first; a dead display gets blamed on the AC more than it deserves. If the thermostat is alive but nothing responds, find the breaker labeled for the AC or the air handler. Reset it once: off, then back on, then set the thermostat back to cool and see if it holds.

If the indoor unit runs (blower on, air moving at the vents) but the outdoor unit stays completely silent, that's narrower: something broke in the outdoor unit's own chain of breaker, contactor, and capacitor. A steady hum with no start usually points to a weak capacitor, unable to give the motor enough of a jolt to turn. Neither is a homeowner fix. A capacitor holds a charge even with the power off, which is exactly why that part of the cabinet stays closed to anyone without training.

After a storm, add one stop before the breaker. Walk around the outdoor unit and look for obvious damage, debris packed against the coil, or standing water at the base. If it sat in floodwater or took a visible hit, leave the power off and call instead of resetting anything.

One reset is a fair test. A breaker that trips again immediately, a unit that hums instead of starting, or a system still dark after fresh batteries all mean the same thing: stop and call rather than resetting the breaker a second or third time.

Running, But the Air Never Gets Cold

A system that runs and runs but never quite cools comes down to one of two things: blocked airflow across the indoor coil, or a sealed refrigerant loop that's lost its charge. Both leave you with warm air at the vents, and from the living room they look identical.

Airflow is the half you can check. Pull the filter and hold it to a light; if you can't see through it, that's likely your answer, and Florida's long season means most homes need a fresh one every month or two, sooner with pets, dust, or near-nonstop summer runtime. Walk the house for blocked vents, and check the coil area and the copper line outside for ice. Ice on either one means the airflow problem has already gone far enough to freeze the coil, and running it longer only feeds that.

If the filter's clean, the vents are open, there's no ice, and the air is still warm, refrigerant becomes the likely answer, though it's not one you can check yourself. Refrigerant doesn't run low with normal use the way gas in a car does; a healthy system keeps its original charge for its entire life. A low reading means something is leaking, and confirming that takes gauges, a target pressure specific to your system and the day's temperature, and a certification most households don't keep in the garage.

If you already see ice, stop before doing anything else. Switch your thermostat to off (not just up) to protect the system if it's frozen or struggling, and give it a few hours to thaw before anyone runs it again or takes a closer look.

Turning On and Off Too Often, or Never Turning Off

These two complaints sit at opposite ends of the same problem: a system that won't settle into a normal rhythm. Short cycling means it starts, runs a few minutes, and shuts off again, over and over, without completing a full cycle. Running constantly, even once the house feels cool, is the reverse pattern, and in Southwest Florida it's sometimes just an honest afternoon's worth of heat rather than a fault. A normal cycle runs well longer than a few minutes and shouldn't repeat every couple minutes all day.

Two checks are worth making first. Check the filter the same way you would for warm air: a clogged one restricts airflow enough to trigger the system's own protective shutoffs, short cycling included, so a fresh filter sometimes solves it outright. Then check that vents and doors aren't unusually closed off, since a starved return path can push a system into the same on-off pattern.

Past those two checks, short cycling usually traces back to one of two places, neither a homeowner fix: a system that's the wrong size for the house, baked in since installation, or a failing electrical part like a capacitor or a control sensor cutting power too soon. Telling those apart takes a technician's testing, not a guess from the hallway.

A system that runs constantly without catching up, on the other hand, is worth mentioning at a routine visit if the filter and vents check out and the weather isn't unusually extreme. It's the kind of gradual change a scheduled look catches early, before it becomes an afternoon with no cooling at all.

Cool in One Room, Stubbornly Warm in the Next

Uneven cooling shows up in two shapes. If the same room or floor runs warm every single day, that's usually narrower: a duct run feeding that space, a register partly closed, or a thermostat mounted somewhere that doesn't represent the rest of the house. If the warm spot moves around, a different room each day, that points further upstream, toward the whole system's return air path, duct condition, or whether the equipment still matches the house.

Either way, the checks are the same two. Walk the house and confirm registers are open, not blocked by furniture or rugs, in the room that runs warm and around it. Then check which interior doors are closed, especially with one central return; closing several at once can choke off air trying to get back to the system, and that shortage can land almost anywhere.

If both check out and the pattern doesn't budge, room by room or floor by floor, the cause is likely inside the ductwork, the return design, or how the system was sized for the house as it stands today, additions included. That's worth a full, whole-house look rather than another room-by-room guess.

Water Somewhere It Shouldn't Be

Water inside the house almost always traces back to the condensate line that's supposed to carry moisture from the indoor coil to the outside. Southwest Florida's humidity keeps that line damp nearly every day of the year, and algae builds up inside a damp, dark pipe the same way it would in any pipe shaped like it, narrowing it until water backs up instead of draining.

Many systems have a float switch in the drain pan or along the line specifically to catch this before it becomes a ceiling stain: it shuts the whole system off the moment water rises too high. If your AC stopped running and water is sitting near the indoor unit, that switch likely did exactly what it was built to do.

The safe check is a drain line flush. Find the cleanout, usually a capped T-fitting near the air handler, and pour in plain water or a little vinegar, or run a wet/dry vacuum at the outside end. If the switch resets and the system runs normally afterward, that's likely solved, for now. If it won't reset, or trips again shortly after, stop and call rather than reaching for anything stronger; a snake or a wire has no place in a condensate line.

Two situations skip this checklist. If the water shows up alongside signs the system is freezing, switch your thermostat to off (not just up) to protect the system if it's frozen or struggling, since a thawing coil can dump more water than the pan was built to handle at once. And if you smell burning along with the water, shut the system off and call right away; that points to an electrical problem, not a clog.

Sounds and Smells That Change the Rules

Not every symptom gets the same two checks, and outdoor noise shows that clearest. A rattle is usually loose debris, a palm frond or a stray screw, and it's fair to clear the area and rinse the outside faces gently with a garden hose, top down, system switched off first. A buzz points to an electrical part working harder than it should, and grinding or squealing usually means a motor bearing wearing out; neither is a homeowner check. A scream, a hiss, or a sudden bang means stop and call, especially alongside a burning smell.

A musty smell right when the system starts is usually moisture on the coil or in the drain line, the same dampness behind most water symptoms above. The same two checks apply: a fresh filter and a drain line flush, plus switching the thermostat's fan setting from 'on' to 'auto' so the coil dries out between cycles. If the smell keeps returning, the buildup is likely deeper on the coil than a homeowner can safely reach.

A fishy or burning-plastic smell is the one exception in this guide. It means an electrical part is running hotter than it should, and there's no filter or setting that touches the actual cause. Skip the troubleshooting: shut the system off and call right away.
