Where a Ductless System Pulls Ahead

Central air's advantage is coverage. One indoor coil, one thermostat, and ductwork already built into the walls and attic can condition an entire house without a visible unit mounted in every room. For a typical home with intact, correctly sized ductwork, that's a simpler system to live with day to day, one filter to check, one thermostat to set, no wall-mounted heads to work into the decor of every room in the house.

It also tends to be the more familiar setup to most buyers and homeowners. A house with central air and ductwork already in place reads as a normal, expected system, where several indoor heads mounted on walls can read as an add-on, even when the ductless install was done well. For a full replacement where the existing ductwork is sound, running one central system through it is usually the more straightforward path, since the expensive part, the duct network itself, is already there.

The Ductwork Question That Decides It

Strip away preference and the decision usually comes down to one physical fact: is there ductwork already in the house, and is it in good shape? A home with sound, correctly sized ducts already reaching every room has most of the expensive part of a central system already done. Replacing the equipment at the ends of that ductwork is a far simpler job than routing a duct network from scratch.

A home with no ductwork at all, an older place built around window units, an addition framed in after the original duct run was finished, is a very different situation. Adding new ductwork into a house that was never built for it usually means opening ceilings, soffits, or walls to route it, real construction, not just an equipment swap. In that situation, a ductless mini-split is often the more realistic path, not because it's the newer-looking option, but because it avoids rebuilding something the house was never designed to have.

An attic that regularly climbs well past comfortable in the summer sun heats the air moving through any ductwork that runs through it, so a central system is fighting attic heat gain the entire way from the air handler to the vent, even when the ducts are sealed and insulated correctly. That loss comes with the territory anywhere ductwork runs through unconditioned attic space, not a sign anything is wrong with a given install.

A ductless mini-split sidesteps that particular problem, since there's no long duct run losing cooling to attic heat along the way. The line set carries refrigerant, not conditioned air, so there's nothing sitting in the attic to warm it back up before it reaches the room. That's a real point in ductless's favor for additions and garage conversions especially, spaces that often sit under or beside the hottest part of the roofline. It's not a reason to rip out ductwork that's working fine elsewhere in the house, just a real advantage worth naming honestly where it applies.

How Most Homeowners Land on One

In practice, the choice usually sorts itself once the ductwork question gets answered honestly. A house with good ductwork already serving every room rarely gains much by switching to ductless throughout, and a room a duct system can't reach without tearing into a ceiling is rarely well served by forcing a duct branch into it anyway. Cost, noise preference, and how a wall-mounted head looks in a particular room are all real considerations, worth weighing, but usually secondary to that first, structural question.
